If your place went up in the last ten years or so, the wiring behind the walls is already in good shape. The switchboard has modern safety switches on it and the cabling is fine.
So the work out here is almost never repairs. It's adding things the builder left out. EV chargers in the garage is the big one now, and it's usually a straight run from the board if the garage is attached. After that it's data points, powerpoints in the alfresco, ceiling fans in the back bedrooms, and lights where the builder gave you one dim batten.
The thing worth knowing on a new build: check your switchboard has spare space before you plan an EV charger. Plenty of estate homes went in with a board that's already full, and that changes the job.
Homes From the 70s to 90s
Melton South, Kurunjang and the older streets
The older parts of Melton are a different story. A lot of these homes went up between the seventies and the nineties, and plenty still have the original switchboard.
If you open yours and see ceramic fuses with wire in them, or a board with no safety switches, that's the one to deal with first. Safety switches cut the power fast enough to matter, and old fuse boards simply don't have them. It's also the thing that stops you adding much else, because there's nowhere to land a new circuit.
The other one we get called out for a lot is smoke alarms. If yours are more than ten years old they need replacing whether they still beep or not, and the date is stamped on the back of the unit.
Renting Out a Property in Melton
